Johnson Capital Management provides transactional funding to real estate investors. Real estate investors receive a loan to "flip" a property at a preferential fee for up to 48 hours. Half of this fee is retained by the company to expand the business and half is distributed to investors.
Johnson Capital Management's goal is to generate absolute returns of at least 10% and possibly as high as 50% or more in any one year. Funds roll over annually increasing the capital. As each year passes, the capital pool will grow without further investment by investors. However, investors may add funds to their account as often as they please, in any amount they choose.
Investors may choose to receive distributions each month or to roll these funds, or any portion thereof, back into their account.
Expenses of the Company are deducted from revenues thereby affecting the annualized rate of return.
Johnson Capital Management's goal is to minimize risk and volatility while maximizing investors return on investment by investing funds in "overnight" loans secured 100% by real estate.
Johnson Capital Management is structured as a private equity fund.
High Water Mark
The "high water mark" for investors is $250,000.
Investor Fees
Johnson Capital Management assesses a 2% management fee and an incentive fee ranging from %5 to 40% based on the rate of return. Please see the PPM and Partnership documents for details.
